The site is around 5.3 hectares (roughly 7 football pitches) in size and is located to the east of Vicarage Road in Sunbury-on-Thames. It is bordered by existing homes and Kenyngton Manor Primary School to the south and west, Kenyngton Manor Recreation Ground to the east, and open land to the north. The Running Horse pub sits on the north-western edge of the site.
The site is well connected, with Sunbury station around a 15-minute walk away, bus services on Vicarage Road, and a wide range of nearby amenities including schools, shops and community facilities.

The site has previously been identified as suitable for development, having received planning permission at appeal in November 2024 for a residential-led scheme including 28 close care rooms, 136 extra care rooms, and a 60-bed care home, confirming that development in this location is acceptable in principle.
In this context, the site represents an opportunity to deliver a high-quality residential development, including a significant proportion of affordable housing, alongside green space and associated infrastructure to support the local community.
